Waters’ Edge is a 240-acre community under development North of Fort Collins Colorado focused on creating a community that committed to significantly enhancing health for residents 55 & older. Working with Safe & Healthy Communities, municipal & institutional stakeholders and a core team of consultants, Actual Communities is developing a built environment providing access, safety, physical & social opportunities, outdoors, & site grown healthy food. In every way, Waters’ Edge is truly a Water First community dedicated to stewarding on-site water resources.

 

What we accomplished:

 

1.

Reduced water & infrastructure costs by 60%, saving the community millions of dollars, through upfront water planning. Simultaneously Hines aided the team in doubling project open space area throughout the community.

 

2.

Hines engineers have designed a highly efficient non-potable irrigation system with a straightforward management interface & long-term cost effective maintenance protocols. Residents enjoy significant annual water savings & Colorado benefits from significant, successful water conservation efforts.

 

3.

Water management for the entire community. Residents spend their time outside doing what they love most while Hines scientists manage water use, soil quality, & healthy, vibrant native Colorado landscapes.

Community building, neighborly events, an on-site CSA program, & a healthy active lifestyle are the hallmarks of the Light Farms development. Following a rigorous national consultant search, Hines Engineers were engaged to develop engineered plans to help mitigate significant water quality issues, develop new sources of non-potable water, & provide engineered Master Planning and non-potable Irrigation System design for the project.


 

What we accomplished:

 

1. 

By providing a thoughtful Water First irrigation Master Plan, Hines Engineers were able to provide cost clarity to the Developer. This enabled the design team to execute a variety of water based, & landscape architectural decisions which saved the Community hundreds of thousands of dollars.

 

2.

Hines pre-LEED certified, engineered design documents reduced overall system infrastructure costs by over 40%, eliminated costly & wasteful change orders, & provided upgrades to the existing system which halted uneconomical maintenance practices.

 

3.

Hines Water Chemists developed an inventive & cost-effective water blending and treatment protocol to mitigate seasonally difficulty water quality & eliminate annual plant replacement costs in the tens of thousands of dollars.

Yellowstone Club is a 15,200 acre private residential community located in Montana’s Rocky Mountains. Hines Engineers fit right in with the Club’s dedication to region leading water conservation requirements, superior amenities, Montana charm, and overwhelming natural beauty. Providing design & engineering services for over a dozen lots in the Club, the Hines team is equally at home designing high end residential golf, irrigation systems, or water feature mechanical systems.
